The process of building

Construction is always a complicated process, but by stepping it out clearly, it becomes far more manageable. At Melbourne Homes, we have a transparent, seamless process to help you build your dream home.

PRE-SITE

Step 1: New Home Selection

Welcome to the exciting start of your new home journey with Melbourne Homes. The adventure begins as we work together to create your dream home.

Step 2: Pre-Contract Agreement

Melbourne Homes will conduct a comprehensive siting process and prepare the Pre-Contract Agreement documentation. Upon signing and payment, this step allows us to initiate the order for your Preliminary Contract Drawings, ensuring that all your preferences are accurately captured, allowing for a smooth build of your new home.

Step 3: Contract

This marks the exciting final approval of your new home contract. We carefully craft your building contract alongside your final working drawings and selections, giving you the opportunity to review, confirm, and happily sign off your approval.

Step 4: Site Start Preparation

Now that your contract is signed, we’re set to prepare your home site for construction. The ‘Site Preparation’ phase is a key step in ensuring everything is in place for the upcoming building journey.There are a few steps to complete before your new home is ready for building, including any permits (if applicable), loan approval and final construction drawings. Our experienced team will take you through these necessary steps and explain what’s required.

CONSTRUCTION

Step 5: Site Start

This is the official start of the construction process. We will send a letter confirming construction has commenced.

Step 6: Base & Frame

The Base Stage marks the first major milestone in the construction of your new home, with the concrete slab being poured to form the foundation. As your home begins to take shape, framing carpenters will erect the wall frames and roof trusses. Once completed, a qualified Building Surveyor will carry out a full inspection .

Step 7: Lockup & Fixing

During this stage, key external and internal features are installed — including brickwork, roof tiles, windows, doors, plaster, skirting boards, and cabinetry. You’ll see real progress as your home begins to take shape inside and out.

Step 8: Completion & Settlement

You’ve reached the final stage of your new home journey. Painting, tiling, electrical, plumbing, stone benchtops (if applicable), and final fittings like door hardware, shower screens, and mirrors are completed.Congratulations — your home is now finished and ready for you to move in! On settlement day, you’ll meet your Construction Supervisor on-site for the official handover.

AFTERCARE

Once construction is complete and you’ve settled into your new home, our commitment to you continues through our dedicated aftercare and warranty support. Melbourne Homes offers a comprehensive warranty period, including a 90-day maintenance review where we’ll address any minor issues that may arise after you move in. In addition, your home is protected by statutory structural warranties in accordance with local building regulations, giving you peace of mind well beyond handover. Our Home Assurance team is always available to assist with any concerns, ensuring your home continues to meet the high standards we promise.
